A prime development site in Mermaid Beach on the Gold Coast has been listed for sale.

The property at 2417-2419 Gold Coast Highway was the original Gold Coast Highway Mermaid Beach Motel, dating back to the 1960s.

Formally also named Castle Motor Inn, the brick building on 817 sqm just 250 metres from the beach is being sold 100 per cent leased to eight tenants, with an annual income of $147,420 fully leased.

Harcourts Coastal agents Jared Johnson, Lachlan Marshall and Guy Powell are marketing the property for an April 24th auction.

Marshall said the property is a fantastic future development site.

"Mermaid Beach has seen a significant influx of families and retirees moving from higher-density capital cities into the suburb," Marshall said.

"This has fuelled the need for high quality residential developments."

Guy Powell says Mermaid Beach has become a premier lifestyle precinct.

"With the recent announcement of the Gold Coast light rail system from Broadbeach South to Burleigh Heads, Mermaid Beach locals will have immediate access to Queensland's Most Popular Dining & Entertainment Precinct, Burleigh Heads.”
