A development site suitable for residential, industrial, and commercial development, has hit the market in Maryborough.

The land parcel is 27 hectares on Saltwater Creek Road.

It comes with a price of $3,375,000 (plus GST).

The site is being marketed by Ray White agent Andrew Burke.

Burke said Maryborough was becoming a sought-after area for developers.

He noted the opportunity followed a recent site sale of $1,700,000.

“Buyers are crying out for approved development sites across Queensland with the recent sale in Maryborough highlighting the region’s increasing popularity,” Burke said.

“The site is approved for a manufactured home park that includes 270 lots plus commercial and recreational areas.

"It’s zoned Emerging Community/Mixed-Use for residential, industrial and commercial and forms six existing titles on the site.

"There’s also the potential to increase the DA up to around 345 lots, subject to council approval.”

The median house price in the Maryborough is $241,250.
