First look: Mermaid Beach Shopping Village to make way for Dankav's latest mixed-use development play
Busy Gold Coast developer Dankav is on a one-man mission to turn Mermaid Beach into a thriving new lifestyle precinct—one development at a time.
Having recently completed The Oxley on Lavarack Road, which is already serving as a key hub for one of the Gold Coast's most popular suburbs, Dankav, led by developer Daniel Veitch, now has plans for another similar project.
They’ve secured the 4,095 sqm site of the Mermaid Beach Shopping Village at 2375 Gold Coast Highway—a site that hasn’t traded in 14 years—and have filed plans for The Alfred, a new mixed-use village featuring 80 apartments and several hospitality venues, strategically located just a stone's throw from the new Mermaid Beach South light rail station.
Dankav enlisted BDA and J.AR Office to design the seven-level building, which will house 80 one- and two-bedroom apartments.
In their submission to the Gold Coast City Council, the architecture firms noted that “an opportunity exists to create a flagship mixed-use development that redefines the urban experience along the Gold Coast Highway.”
“Through considered analysis of the existing context of this area of Mermaid Beach and the envisaged potential for adjoining urban redevelopment, this design outcome will result in the addition of an elegant and visually interesting mixed-use tower with a highly active ground plane, which will provide considerable amenity for residents and visitors and become a complimentary and respectful addition to the ever-emerging light rail corridor of Mermaid Beach.”
The design proposition, they said, “provides a clear strategy of a generous and active ground plane, defined sight lines, visual permeability and creates a focus on the public realm.”
“A central atrium creates a human-scale and sub-tropical environment, extending the public realm into the site with connections to the existing street pattern. Above this sits a luxury residential tower which leverages the abundant amenity in the podium.”
LJ Hooker Broadbeach will manage sales.
Daniel Veitch founded DANKAV in 2006 and has completed several new developments in Mermaid Beach, the most recent being Mali, 52 apartments on Alexandra Avenue that were completed in 2021.
The team is approaching completion of LAANI, Mali's sister development just 200m down the road. LAANI will comprise 48 large-scale apartments which have been popular with local empty nesters and downsizers, LJ Hooker's Dean Muldoon, who is handling sales, says.
