Buyers are set to get another opportunity to secure an apartment in the tightly held, and incredibly highly sought-after, Rainbow Bay.

Kingbella Group, led by Joel and Laura Percey, and Steer Developments, ran by Robert Steer, are teaming up again for the project, having been working in partnership for a number of years.

They've also got Oliver Bagheri, Jon Quayle at Chapter Two on board for Eden Ave, proposing a 12-level development on the dress circle Eden Avenue, which will home 91 apartments and three townhouses.

Plus A​rchitecture​ has drawn up the plans for the Eden Avenue development, describing the tower as "beachside luxe living".

It will sit across four amalgamated lots totalling 1,924 sqm between 44 and 50 Eden Avenue.

There will be 70 two-bedroom apartments, varying in sizes and aspects, with each having either a multi-purpose room or study.

The 24 three-bedroom apartments are located on levels nine and up. A unique feature of the design are the proposed two-storey “beach houses’ that fringe the building on the ground plane. 

The residences boast their own private street access and provide owners with all the creature comforts of a modern day beach house but with the benefit of access to resort style facilities.

The development will be crowned by a rooftop amenity level featuring an infinity edge pool, sun beds, adjoining spa, a wet deck, garden day beds and barbecue booths.

An emphasis on health and wellness is apparent with a gym, sauna and steam room proposed, as well as a rare inclusion for apartment projects, an open air ice bath.

The team discussed the popular working from home trend and believe that many new apartment buildings don’t provide the necessary space and amenity for residents. 

In doing so, the developer revealed their plan to deliver a designated professional work space on the rooftop with six private work from home offices, or “zoom rooms” as many are now calling them, as well as a function room and boardroom with private outdoor dining space.

Miles Residences kicked off the boom back in Christmas last year, when the first stage of the wider $380 million KTQ Group redevelopment of the Kirra Beach Hotel, secured a sell-out after thousands of enquiries flooded in from all over the country.

Rockpool at Rainbow Bay, the luxury apartment project of the architect-turned developer Joe Adsett, sold out before even launching. That's located just in front of Eden Ave.

There's the nearly sold-out Esprit, by S&S Projects on Boundary Street, with its own luxury wellness rooftop. 

Currently selling are the luxury developments The Emerson, by developer Hirsch & Faigenich has just 22 apartments, and SUR Kirra Beach, from the local Cru Collective, which has just 10 apartments, starting from $4 million.
