A grand manor on the Gold Coast has been listed for sale, now comes with slightly reduced asking price.

Re-built since last trading for a street record $4,025,000 in 2014, the Paradise Waters home sits at the point of the tightly held Buccaneer Court cul-de-sac overlooking the waterways.

The re-configured home at 31 Buccaneer Court, which comes with plans to extend even further, has five bedrooms, six bathrooms and a separate library.

There's a hint of European chateau with a more contemporary up-state New York feel too, Ray White Broadbeach agents Sam Guo and Julia Kuo suggest.

They were looking for offers over $7 million for the three level home with internal lift, but now will accept $6.95 million.

The home is fitted with imported materials including French exterior shutters and Himalayan sandstone.

The main outdoor pavilion overlooks the heated pool with 10 person spa. A second balcony features with a custom-built outdoor gas fireplace and barbecue.
