Preston is accelerating out of a development lull of sorts as a host of recent planning applications heralds the next wave of predominantly apartment projects looking to call the suburb home. 

In addition to the eight fresh high-density projects outlined below, a further eight have been identified by as applications that may add to Preston's bulging development pipeline.

Thousands of yet to be realised apartments have been bolstered with the addition of numerous developments to the Project Database. Chief among them is the DKO Architecture-designed 70-82 High Street which not only looks to add near on 100 new apartments to the Preston Junction Precinct, but also adds some much needed design dynamic to the area.

Kincaid Projects is behind the intended 12 level development, which is a follow-up to their first Preston project completed during 2017, the 64-apartment Nine High.

Also on the agenda are new projects at 629 Plenty Road, 386 Bell Street and Preston Market.

386 Bell Street is architecture firm Büro's most recent entry into the Project Database and sees 39 apartments located diagonally opposite Bell Station. Preston Market, on the other hand, is the refined result of Salta Properties' bid to bring change to the Cramer Street institution.

VCAT has provided the green light for three apartments buildings onsite, designed by NH Architecture and Breath Architecture. The result sees 283 apartments permitted, plus the re-location of the existing Aldi supermarket, new offices and additional retail tenancies.

Salta also controls 30 Cramer Street adjacent to the market, which holds approval for a further 95 apartments.

Preston Market and 386 Bell Street

Quest Apartment Hotels is also likely to enter Preston, with a recent amendment submitted that would facilitate the serviced apartment operator's presence across 518-528 High Street.

Hot on the heels of their new Burwood East development, the operator has earmarked 44 rooms within a mixed-use scheme designed by Peddle Thorp Architects. Private apartments and two retail tenancies will round out the pending project's varied uses.

Peddle Thorp also have another Preston project at planning with City of Darebin at 143 High Street, consisting of 35 apartments across 6 levels.

Artisan Architects are also active in Preston, overseeing their first development application for the suburb at 67-69 High Street. Included are 77 apartments and 2 retail tenancies across an 8 level development.

Peddle Thorp's dual Preston projects

In a further boost for Preston's development scene and particularly for long-suffering buyers, the Newbury at 33 Plenty Road has recommenced construction.

Dormant for some time post builder Corno Nero running into difficulties, the project is back and firing under the guidance of RMB Property Group. The 12 level building designed by McCabe Architects will become Preston's tallest upon completion and include in excess of 100 apartments plus a string of retail tenancies.

The Modern at 501 Plenty Road and Bellview Apartments join the Newbury as Preston's major developments at construction.
