Today brings a first look at the proposed residential tower located at 256-260 City Rd. Submitted for assessment last year on behalf of developer Apex Vic Pty Ltd, the Hayball designed all-glass tower if realised would stand at 60 levels or 191.7m, and maintain a setback of between 5m & 7.5m to the eastern boundary where another residential tower known as Verge is under construction. Totalling 439 apartments, 256-260 City Rd would hold 274 one bedroom and 165 two bedroom apartments, 99 car parking spaces and 160 bicycle bays with two retail tenancies included through a podium split between parking and apartments facing City Rd.

Whilst not accurately expressed through the east-west perspectives above, the two-toned bronze facade will tend more gold and dark bronze similar to that of Tower 5 @ Yarra’s Edge. A number of apartment layouts have been submitted, all of which will run either side of a common passage emerging from the central core over every level. Currently a low-rise office building, the tower would yield one bedroom apartments over most floors including level 59, allowing for spectacular views generally reserved for penthouse apartments at such heights. Recessed balconies with angled balustrades allow for a streamlined form whilst adding interest to the design.

For the first time Urban.com.au will utilise the skills of Lawrence Dragomir, aka Blockhead, our in-house renderer and all round legend. Stay tuned as Blockhead will be making ever increasing appearances over a variety of projects and categories in times to come. But for the time being enjoy his interpretation of Hayball's 256-260 City Rd in situ from both City Rd and Eureka Tower (note the now under construction Verge Apartments abutting 256-260 City Rd from Eureka).

Everything going to plan, Urban.com.au will look at another sizeable tower abutting the as-yet unapproved 256-260 City Rd later this week. To find more info and follow future progress of 256-260 City Rd, the forum link is found below
