Brisbane-based developer Carbone Developments has revised its plans for&nbsp;<a href="https://www.urban.com.au/new-apartments/amado-windsor-38-grantson-street-windsor-qld-4030">Amado</a>, its upcoming apartment project in Windsor.

After taking on market feedback, the family-run developer—led by brothers Tony and Don Carbone—returned to the drawing board, reshaping the apartment mix to better suit first home buyers. The updated plans now include exclusively one- and two-bedroom apartments, addressing a relatively underserved segment in Brisbane’s low-rise apartment market.

Several of the one-bedroom layouts have been cleverly designed to incorporate a multipurpose room, ideal for residents working from home or seeking a second living area.

Amado will rise six storeys on Granston Street, just off Lutwyche Road. The location offers strong lifestyle appeal, with easy access to local parks, cafes, and Windsor Station.

The project also stands to benefit from anticipated property value growth leading up to the Brisbane 2032 Summer Olympics. The neighbouring Victoria Park precinct is set to be transformed with the construction of a new 63,000-seat stadium, adding further long-term appeal for buyers and investors.

<a href="https://www.urban.com.au/developers/carbone-developments">Carbone</a>&nbsp;secured the unique triple site in late 2021. It is occupied by a pre-1911, heritage-listed home which will be restored and form part of the development.

Amado has been designed by Brisbane locals<a href="https://www.urban.com.au/architects/red-door-architecture"> Red Door Architecture</a>, who drew inspiration from the suburb's creeks and landscapes, as well as the surrounding vernacular houses.

Crowning the low-rise building will be a communal rooftop with an outdoor kitchen and dining area, plus a lounge area for relaxation, all surrounded by palm springs-inspired greenery and with panoramic views of Brisbane City.

Sustainability remains a key focus in Amado’s design, with allowances for solar panels on the northern portion of the roof. The building will facilitate natural ventilation through operable windows and large sliding balcony doors, which also provide a seamless transition between indoor and outdoor living.

The Carbone family has been developing new apartments across inner-city Brisbane for the best part of two decades. They have been prolific in the new apartment space in Windsor, with Amado marking their fifth installment in the leafy inner northern suburb.

Carbone manages construction in-house. They have already demolished the buildings on-site, excluding the heritage-listed home, and are ready to commence construction. They are expecting buyers to move in early to mid-2027.

Riverfront living made achievable at The Lennox, Parramatta

Longstanding Lower North Shore developer Hyecorp is continuing to expand its development pipeline, lodging plans for a new tower in Chatswood.

The State Significant Development Application proposes a 28-storey tower at 37 Archer Street, following closely behind their application for a 259-apartment project designed by FK.

Dubbed Celine, the Chatswood development will add a further 125 apartments to Hyecorp’s growing portfolio, which also includes Audrey in St Leonards—now nearing completion with only a handful of three-bedroom apartments remaining—and Juliet, a boutique 37-apartment project in Roseville.

Fuse Architects won the design competition for Celine, with the jury commending the proposal for its "strong response to the site context, the originality and thoughtfulness of the architectural proposal, and the consideration of the wider Chatswood context."

In their submission, Fuse noted that Chatswood is defined by its diverse community and rich cultural heritage as the home of the Gamaragal people.

"The area has always been an important place, with a vibrant history of gatherings and ceremonial traditions. Any new building should honour Country and the culture associated with this land through tangible and intangible outcomes," they wrote in their Design Report.

The apartment mix—spanning one-, two-, three-, and four-bedroom residences—aims to cater to a broad range of residents, including singles, couples, sharers, families, and investors.

Hyecorp doubles-down on Lower North Shore with Celine, Chatswood tower

While the CBD defines the heart of Sydney, its character shifts from block to block.

Whether it's the harbourfront at Circular Quay with views of the Opera House and Harbour Bridge, or the southern end near Chinatown and Central Station, no two streets are the same. Each pocket offers something different—particularly for the growing number of people calling the city centre home.

Opportunities to build in Melbourne’s long-established inner suburbs are increasingly rare. In Kew—one of the city’s earliest residential precincts—that scarcity is even more pronounced.

Dorian, a new residential development by Ricdanic Investments, is notable for precisely this reason. Located within a quiet, tree-lined pocket of the suburb, and bordering established greenery near the river, Dorian offers a rare blend of natural amenity and carefully considered residential design.

Architect Chris Idle, who has been practising for over two decades, says projects like this don’t come along often.

“There are very few opportunities to do these kinds of developments in leafy, established suburbs,” he explains. “To get this level of amenity, natural light, and architectural freedom in such a setting is extremely rare.”

The architecture draws on the language of Kew’s grand homes, reinterpreting their scale and character into a refined, boutique form. Idle describes the material palette—brass detailing, natural stone, and timber flooring—as an exercise in restraint and longevity.

This timeless ethos extends beyond the built form. The development is nestled among mature canopy trees and long-established green spaces—an environment that informed every aspect of the design.

Leading the landscape architecture is John Patrick, a respected figure with nearly 50 years in Australian landscape design. From the outset, preservation and enhancement of the natural environment were central themes.

“When you’re working in a setting like this, with pre-existing mature trees, you work very hard to look after them,” Idle says.

The gardens have been designed with flexibility in mind, offering space for quiet reflection, family gatherings, or entertaining—with a seamless connection between indoor and outdoor zones.

“These are flexible gardens,” Idle adds. “Not designed with a single purpose in mind—a perfect place for grandchildren to play, for entertaining friends, or simply to sit and enjoy the calm and greenery.”

While Kew has seen infill development over the years, it remains one of Melbourne’s most desirable and consistent residential areas. With its riverside location, established infrastructure, and mature landscape, it offers a setting that can’t easily be replicated in newer growth corridors.
