Known for its harbourfront houses and foreshore parks, the lower North Shore is home to some of Sydney’s most exclusive and sought after suburbs. 

Once covered in dense forest where no one wanted to live, the area today has transformed into its leafy spectacle, enjoying a tranquillity that almost seems out of place amongst the bustling city. 

With the area holding so much appeal, we’ve wrapped up the top apartments currently selling in the lower North Shore.

Audrey, St Leonards
Developer: Hyecorp

Inspired by the lush, green landscape of Newlands Park, Hyecorp’s apartment development, Audrey lands in the heart of St Leonards. 

Located at 13 Canberra Avenue, the 12-storey Audrey has been inspired by the timeless classicism of New York, with SJB handling the designs of the one, two and three-bedroom apartments. 

A number of buyers have taken to the St Leonards project, amalgamating apartments to increase floor space, as the trend continues to boom in the property sector. 

The built form of Audrey uses vertical forms with raw and tactile materials to form layers of contrasting elements, playing with light and shade to create a visual distinction between levels and residences.

Expansive proportions are enhanced by panoramic windows, which fram the surrounding vistas, while sculpted balconies and terraces are home to cascading gardens and planters enhancing the indoor-outdoor, as well as providing sweeping views to the park and Sydney city skyline.

The project also delivers a number of curated communal spaces, reminiscent of luxury hotels around the world, with high-level amenity a signature of Hyecorp’s. 

The expansive sky garden terrace benefits from views across the Sydney skyline and beyond, complete with wood-panelled lounges and dining space, surrounded by lush verdant landscaping, with Audrey also including a pool, spa, training studio, private dining room, music room and a cinema. 

The Lawson Terraces, Naremburn
Developer: WINIM

Just a few townhomes remain in Winim's Naremburn development, The Lawson Terraces. 

The wide, north-facing townhomes comprise three-bedroom floorplans with two separate living areas.

On the edge of the natural landscape, the Terraces work with the landform, taking advantage of the sweeping northern exposure and views.

The renowned architecture firm, Rothelowman were tasked with designing the residences, which feature verdant internal courtyards, connecting the project even further with the environment. 

The combination of an internal courtyard and atrium garden provide a lightness and fluidity to the homes, while blurring the line between indoors and outdoors.

The ground floor design of the townhouses provides an additional living room overlooking the internal light-well, which can be tailored to suit individual needs and lifestyle. The adaptable space could be transformed into a home office, cinema room, gym, guest accommodation or an informal living room.

The remaining townhouses form part of a wider community, with residents to benefit from a landscaped communal garden with direct access to a reserve, along with a pergola-shaded barbecue area, manicured lawns, and a sustainable orchard garden framed by fruit trees.

Construction is currently underway on The Lawson with completion slated for the early months of next year. 

Tierra, Willoughby
Developer: WINIM

The group's 16-home Willoughby project, Tierra has a limited number of opportunities remaining as well. 

Located at 1-5 Warners Avenue, Tierra is currently under construction with over 90 per cent sold. 

Winim engaged Rothelowman again to design their project, with the Spanish-inspired townhouses comprising a mix of three and four-bedroom floorplans. 

Rothelowman's vision was to create a collection of individual homes defined by their detail, layered materiality and strong connection to the outdoor spaces. 

While respectful of the area’s heritage and history, Tierra reflects the contemporary evolution of Willoughby.

The architecture and interiors are seamlessly unified by soft curves, while the façade takes on white brickwork and render, which interplays with rich bronze accents.

A gatehouse and sweeping entrance create an impressive arrival, while shady communal gardens and wide pathways bring a sense of calm and greenery to the site. 

Located on the edge of a hillside where Willoughby transitions into leafy Castlecrag, Tierra’s district and tree-top views enhance its relationship to its setting, with nature a clear focus throughout the development. 

Haven, Northbridge 
Developer: Blanc Black

Located within one of Sydney’s most exclusive conclaves comes Haven Northbridge. 

The Blanc Black development launched to the market earlier in the year, delivering the only new apartment opportunity in the exclusive Middle Harbour suburb. 

Blanc Black Director Luke Kim said the vision for Haven was to capture the essence of living with nature. 

“The natural amenity of Sailors Bay Creek and the majestic trees provide a tranquil setting for simple yet sophisticated residences. What we have curated here is more than just property - it’s a lifestyle,” Kim said. 

The group engaged architecture firm 3EM Architects to work with interior designer Richards Stanisich and landscaper Dangar Barin Smith to create the 11 apartment project, just across the road from Shore Playing Fields.

Comprising a mix of two and three-bedroom apartments, each of the homes will either open to a landscaped garden courtyard or deep balconies, with brick planter boxes which compliment the overall architecture design. 

3EM were inspired by the local nature surrounding the Eastern Valley Way site, in an exclusive haven within Northbridge, which inspired the name.

The amenity was one of the key drivers, everything from cafes and restaurants, to some of Sydney's best schools, as well as the Northbridge Golf Course, Northbridge Sailing Club and Northbridge Baths.

Nine by Mirvac, Willoughby
Developer: Mirvac 

ASX-listed Mirvac has also taken to the Lower North Shore recently, delivering a hybrid community to Willoughby.

Nine by Mirvac is located on the grounds of the former Channel Nine studio, with the group dolling out nearly $250 million for the 3.2 hectare site.

442 apartments will be delivered across the entire community, released in various stages across a number of buildings, with Overture and Montage selling now. 

Set alongside leafy Laurina Square and facing the public parkland, Overture is surrounded by greenery. 

Standing eight-storeys high, the boutique offering features a range of predominantly two and three-bedroom residences, many with district views, while single level garden residences have generous landscaped courtyards and their own private entry.

Montage expresses an air of playful exuberance with its lower levels featuring crafted brick in shades of dappled cream, creating a striking contrast to deep bronze balcony detailing.

The residences within the seven-storey building range from open plan one-bedders to a large north facing penthouse featuring a butler’s pantry, wine fridge and bar. 

Adding to its urban appeal, parcel and food delivery lockers are located within Montage and retail is located on the plaza level, in addition to a concierge desk within the impressively large lobby, dialling up the cosmopolitan convenience of the community. 

Renewal of the former home of broadcasting will deliver over 6,500 sqm of open space to residents and the Willoughby community, with parks, gardens, a lawn for active play, sheltered barbecues and a children’s playground all penned for the site.
