Sekisui House Australia has secured development approval for their largest stage of their $1 billion masterplanned community, The Orchards in Norwest.

The masterplan, designed by Turner Studio, is spread across five stages, with 1,300 apartments planned for the community. The recently approved stage, Veue, is the fourth stage.

Veue will span six buildings ranging from nine to 22 storeys, comprising 583 nature-inspired apartments.

The Japanese-inspired buildings have been crafted in collaboration with Crone Architects, with the design incorporating a vertical green spine complemented by an open landscaped recreational central core, which will connect residents to parklands that extend from the eastern part of the site all the way to the creek in the west.

Crone's Design Principal, Julian Venning said Veue's design vision compliments The Orchards natural surrounds, where the connection to the landscape and nature has been maximised. 

"The green of the gardens is drawn into the resident experience. A sense of wellness is promoted in the design within the wonderful natural environment. A place to return to from the fast pace of the city to a garden setting for which Baulkham Hills is renowned," Venning said. 

Strategically positioned just 600 metres from Norwest Metro Train Station, and a short stroll from Norwest Marketown and Norwest Business Park, the latest addition to the community has been met with strong buyer demand. Recently hosting a grand public launch for Veue, Sekisui achieved over 50 sales totalling more than $63 million, demonstrating the strength of the suburb, and Sydney in general. 

Sales Manager at The Orchards, David Lee, said local buyers accounted for over 60 percent of the purchases, with the remaining coming from over 15 Sydney suburbs. 

“There was a diverse mix of buyers from owner-occupiers and downsizers to first home buyers and renewed interest from overseas investors from South-East Asia. This cohort of purchasers recognise the benefits of buying in a well-located area such as Norwest, a north-west growth suburb,” Lee said. 

“The allure of Veue’s distinctive design elements, premium finishes, and Sekisui House’s renowned reputation for delivering high-end luxury apartments played pivotal roles in securing owner-occupier sales. Upsizers and empty nesters looking to downsize and use the equity from their homes to move into a ‘lock-up’ and leave luxury apartment represented several apartment sales.”

Lee said the northerly views overlooking Castle Hill Country Club, Norwest Lakes to the south and the Blue Mountains to the west also captured buyer interest.

Floor-to-ceiling glazing will help capture the panoramic nature views on offer, while optional interior schemes including diverse materials and tonal finishes, oversized balconies on the upper levels, and EV charging within the carpark, have all been driving forces behind the strong interest shown in Veue. 

Future residents are also set to benefit from an on-site wellness centre, complete with a gym and pool which is directly connected to the garden. A 100-person communal function centre will also been on offer, as well as concierge services.
