Rebel Property Group and Braxton have secured approval for the first residential project in new rezoning of Marrickville's Timber Yards Precinct.

The approved project at 41-47 Farr Street is aimed squarely at owner occupiers, with more than 50 per cent of the residences being large three-bedrooms apartments.

Braxton owner Andrew Donnelly said they are delivering a product that meets the needs of this changing and vibrant community.

"They are mainly young families or older couples who want to live in Marrickville but only have older houses to choose from.

"With this project we are delivering premium, modern, beautifully designed, oversized, luxury apartments with plenty of secure parking and amenity in a quiet cul de sac, right in the heart of Marrickville."

The 2,000 sqm site was put together after 18 months of negotiations with the individual owners.

The project will comprise one, two and three-bedroom apartments. Construction on the project is expected to commence early 2024.

The joint venture partners also bought the neighbouring 37 Farr Street during the development application process and are looking at adding a community pocket park with infrastructure such as a children's playground, BBQ and seating, richly landscaped with luscious gardens.

"The park has strong support from the local community and will connect the school to the new Victoria Road Precinct and all its bustling amenity," Donnelley added.

"We are committed to ensuring a great outcome for the community and are therefore undertaking to pay for the park and its upkeep in perpetuity, so the local community and Council are essentially being given a free park."

Allen Linz from Rebel said they have shown their strong commitment to the local area.

"We worked collaboratively with Inner West Council and the wider community who have supported us in our vision for this site," Linz said.

"Our multi-level industrial project called MADE at nearby Faversham Street in joint venture with Toga demonstrates our commitment to Marrickville, which is transforming in a really interesting and dynamic way."

Award-winning architecture firm PBD handled the design of the project.

PBD Director Paul Buljevic said the building promises to enhance the vibrancy of the local area whilst respecting its heritage through the use of raw materials and a strong commitment to sustainable initiatives including solar integration, EV charging, green roof & deep soil planting

Similar new build projects within close proximity to the development are achieving sales rates of over $17,500 per sqm which shows the strong growth and potential of Marrickville.

Marrickville, one of Australia’s most tightly held suburbs with generational wealth, is located five kilometres from the CBD in Sydney’s inner west, and is known for its timeless, tree-lined suburban streets and village-style shopping areas. The site is in proximity to Newtown's popular King Street.

Timeout magazine recently voted Marrickville one of the top 10 coolest suburbs in the World.

Braxton and Rebel Property Group are privately owned and have collaborated on four projects to date. The expected end value of their joint venture projects currently under way is $200 million across Sydney.
