Sydney's off the plan supply pipeline was bolstered in October with a number of major developments submitted to council.

Over 500 apartments were lodged in five projects alone, from the city's inner-ring to the harbour and north of the bridge.

We've rounded up the most interesting development applications submitted in October across Sydney.

Developer: Mirvac

Address:  960A Bourke Street, Zetland

Proposal: Three towers, 260 apartments

Right at the start of the month, ASX-listed developer Mirvac revealed plans for the next stage of their Green Square redevelopment in Zetland.

They submitted plans for three towers, two designed by Tzannes Architects and one designed by Bates Smart, both in collaboration with Mirvac's in house design team.

The amalgamated 3,688 sqm block, referred to as Site 7, Site 17 and Site 18, will flank the Green Square central plaza, opposite the Green Square Library and the Green Square Train Station and next door the the award-winning completed residential development Infinity by Crown Group.

Mirvac has proposed 260 apartments above significant office tenancies and a retail plaza.

Developer: Polytec Australia

Address: 629-637 Pacific Highway, Chatswood

Proposal: 27-level tower, 53 apartments

On the other side of the bridge in Chatswood, Polytec Australia Development, an entity with directors associated with the listed Hong Kong property developer Kowloon Development Company, is seeking to create large-scale apartments across a 27-level tower.

The tower, designed by PBD, will have just 53 apartments on a 1,184 sqm block at 629-637 Pacific Highway which is currently occupied by two buildings both in use as separate car service and repair businesses.

The tower will comprise two one-bedroom apartments, 22 two-bedrooms, 28 three-bed units, and a sole four-bedroom apartment, the penthouse.

The site is located around 550 metres south of the Chatswood transport interchange with access to metro, rail, and bus services, while also being just 750 metres from Chatwood's central retail precinct.

Developer: Billbergia

Address: 9-13 Blaxland Road, Rhodes

Proposal: 37-level tower, 244 apartments

Billbergia is set to continue its development of the waterside suburb Rhodes with its latest tower which has sustainability front of mind.

The plans with Canada Bay Council are for a 37-level, 244-apartment tower at 9-13 Blaxland Road.

The proposed new tower features a striking slender form designed by architects GroupGSA in collaboration with Singaporean landscape studio Salad Dressing - whose exterior design concept earned them first place in a design excellence competition for the site.

Aligned with the principles of the Rhodes Place Strategy, the proposed new tower sits within the Rhodes Station Gateway East precinct that was rezoned by NSW State Government in 2021 following extensive community consultation.

Billbergia are no strangers to Rhodes. They're currently developing a new $70 million community recreation centre and childcare centre and have delivered the Rhodes Central Shopping Centre, the 1.2-hectare Phoenix Park and the 330 metre Bennelong Bridge from Rhodes to Wentworth Point.

Developer: PERIFA & Abadeen

Address: 20 Waterview Street, Putney

Proposal: 67 apartments and townhouses

Newly launched Sydney-based development company PERIFA is teaming up with established developer Abadeen to create a 15,870 sqm waterfront precinct in Putney.

The 20 Waterview Street project, dubbed Pier 20, is set to see the Halvorsen’s boatshed refurbished to create a waterfront dining and commercial precinct, two three-level apartment buildings constructed, 18 three-level townhouses, and a 36-berth marina.

Within close proximity to Putney Village, Pier 20 offers immediate access to major retail amenities and on-foot access to ferry stops, trainlines and local parks.

Pier 20 is expected to be completed by FY27, with a total development cost of $240 million.

Developer: Third.i

Address: 477, 479, 491-495 Pacific Highway

Proposal: 131 apartments

Third.i and joint venture partner Phoenix Property Investors has submitted plans for 131 apartments, Hume Place, their Crows Nest Metro over-station project.

They'll be dedicating 15 per cent of the apartments to nurses, midwives, health professional and services staff working at nearby Royal North Shore (RNS) Hospital and other local health facilities.

Third.i and PPI have already been granted Stage 1 approval for the Metro Precinct (Site A and B) development, but due to a decreased demand for office space, the urgent need for additional residential density in the LGA and in line with the Minns Government’s commitment to increasing the low supply of affordable housing, Third.i and PPI are proposing to amend the concept SSD for Site A for mixed-use, which includes a mix of affordable housing, private residential, retail, and commercial floor space.
