The Avidan family's DARE Property Group is taking its well-regarded Eastern Suburbs development ethos to Mosman, where they're planning on bringing in a new era of shoptop housing to the Lower North Shore's most affluent suburb.

Earlier this year DARE secured a prime 1,286 sqm, triple site at 696, 700 and 706 Military Road, in the heart of Mosman.

It is currently occupied by tired shoptop housing, which is set to make way for a fresh new building designed by DKO Architecture who says the proposal considers Mosman’s eclectic character, materiality and colour along Military Road and heritage surrounds.

"As Mosman evolves further to meet changing conditions, it is vital that its architecture and built fabric changes to preserve and improve on its identity, while responding to the needs of a new generation," DKO noted in the Design Outline submitted to the local council.

The plan is for 27 apartments above a revived street-level retail. There will be one, two and three-bedroom largescale apartments on offer.

The apartments wrap around a central courtyard which DKO says is a key feature for the project and a point of difference for the development's community.

"Open to the sky, this central courtyard is filled with natural daylight, allowing plants to thrive. Additionally, planters off each level’s residential lobby places nature at the doorsteps of individual homes. With common corridors open to the sky and landscape, a unique entry experience is crafted for residents."

David Avidan says Mosman is at a crucial point in the suburb's lifecycle.

"As consumers pivot away from shopping malls, the opportunity has never been greater to reinvigorate the local streetscape with European-style cafes, bars and desirable retail," Avidan said.

"DARE is committed to delivering a project that will meet the needs of the Mosman community, as well as compliment the existing village life by way of delivering spaces that will attract renowned retailers who would have previously overlooked the idyllic enclave”  

DARE is committing to the NSW Government's push for affordable housing. Eight of the 27 apartments will be affordable housing.

"Providing diversity in housing for the Mosman community assists in creating a vibrant and inclusive neighbourhood," DKO noted.

DARE Property Group has predominantly operated in the luxury Eastern Suburbs market. They're currently developing Fontaine at Vaucluse, just six luxury apartments, as well as Piper, 15 apartments on Point Piper's dress circle Wolseley Road in a joint venture with Fortis.

In mid-2023 DARE completed Kalypso in Tamarama, where the $17 million penthouse sold for a record $96,500 per sqm.
