A David Boyle-designed home in Randwick is on the market with $4 million plus price expectations.

Located at 10 Sully Street, the 800-square-metre property features six bedrooms, three bathrooms and a pool and spa.

The original federation home was purchased in 2006 for $1.956 million and underwent a complete overhaul in 2012.

The property boasts a 15-metre frontage, a master bedroom with a sunken courtyard, an entertainer’s kitchen and landscaping by Secret Gardens.

David Boyle's pavilion inspired design includes 3.2-metre high ceilings, polished concrete and hardwood floors throughout and exposed brickwork.

The property is listed with Pauline Goodyer and Brighid Fitzsimons of Goodyer Donnelley Real Estate, with expression of interest closing August 23.

Property Observer recently reported that a three-bedroom Randwick terrace soared past its auction price guide of $1.7 million plus.

The median house price in Randwick is $1.43 million, a 9.9% change in five years, according to RP Data.
