Prestige property developer Omira Property Group has appointed Sanctuary28 to build Mana, its architecturally striking Ballina villa development between the water and the town centre.

The 14 villas have been designed by C2 Architecture, the same architect Omira had deliver their award-winning Byron Bay villa development, Asana Byron.

The three-bedroom villas, each with a study space, have interiors crafted by Mon Palmer of Bare Cabo design studio, who has developed an interior scheme that emanates calm.

Texture is a common theme among the 14 villas and opulent materials have been selected for their quality and durability, with marble and stone featuring throughout the villas, working cohesively with the external stone cladding to create an coastal effect.

Timber-look panels around the exterior soften and modernise the white rendered facades while ensuring the exterior endures the harsh Australian summer. Hit-and-miss brickwork serves to protect the home from the heat while welcoming summer breezes.

Omira Property Group Director Alasdair Baker says Ballina is a "sleeping giant of opportunity that’s just about to wake up.”

Titans of the hospitality industry have begun to spot the beach town’s potential. The owners of Bang Bang and Hutong Harry’s in Byron Bay have opened Italian eatery Capiche; the team at Fishheads in Byron have popped up at Wharf Bar & Restaurant Ballina; while local favourite Kelp has developed a reputation for top-notch seafood. The Shaw’s Bay Hotel (the Shawsy), offers a relaxed hospitality experience with live music overlooking Shaw’s Bay.

Baker snapped up a site on Norton Street that allows future Mana residents to walk their paddleboard to the creek, stroll to the park, or follow one of the area's cycle tracks from the front door. Mana is also walking distance to the lively town centre which has bars, boutiques, and gourmet retailers as well as shops and schools.

Demolition of the current homes on the site will begin in November, with the build of the villas to start soon after. Completion of Mana is slated for early 2026.

Baker founded Omira Property Group with a clear intention.

"At Omira, we believe where you live should inspire you every day,” Baker says.

“It’s an exhaled breath, a tangible feeling of relaxation. And, so, our purpose is to create homes that allow people to live authentically and love where they live.”

Omira is putting the final touches to its villa development in Cabarita, Kai Residences, and is soon to launch Solis, another boutique villa development, in Pottsville in Northern NSW.
