The leading western Sydney developer ALAND is set to deliver an $800 million masterplanned precinct in Merrylands, in Sydney’s west.

ALAND has purchased the project – formerly known as The Opera – for $75m. It was one of eight development sites up for sale when a receiver was appointed to some parts of the Dyldam Group in January.

The first Stage of the 2.5 hectare development site at 224-240 Pitt Street is currently being rebranded and is scheduled to be released by ALAND in early 2022.

Ryan Lane, ALAND's Head of Development, described the site as a fantastic acquisition.

“In terms of location, you couldn’t find better with the site being within strolling distance to a major retail hub and train station, as well as being moments to the beautiful Holroyd Gardens with playgrounds, bike tracks and picnic areas and only a few minutes’ drive to Parramatta’s CBD,” Lane said.

The precinct will deliver around 1200 residential apartments set across multiple buildings with a rooftop pool and gardens. The project was unveiled by the Dyldam Group in 2018 but only minor earthworks have been undertaken on the site to date. 

The first stage already has approval for 365 apartments set across three buildings and will include approximately 2600 sqm of retail and commercial space, plus basement car park.  It will comprise 17 studios, 98 one-bedroom apartments, 219 two-bedders, and 31 three-bedroom units.

The first stage will include a ground floor central communal space plus two rooftop areas with pool, terrace, barbecue with picnic/seating area.  It will be surrounded by generous planting including a communal vegetable and herb garden.

ALAND are expected to appeal to a range of buyers including families.
