The St Peters jam factory residential conversion has been snapped up before auction for $2.12 million.

The facade looks like every other inner city warehouse, but inside has been transformed by Graham Sachse and Grant Maxwell.

It was operating as a jam and chutney packaging company just 10 years ago.

There was a buyers guide of $2.1 million for the 41 Hutchinson Street property with three bedrooms, two bathrooms, and one parking space on a block of 373 square metres.

It last sold 10 years ago for $810,000.

It sold through Duncan Grant of BresicWhitney Estate Agents.
