Arx Bella, the NSW South Coast tourism rental home returning 8%

Arx Bella, a NSW South Coast short-term accommodation property showing an 8% rental yield, has been listed for sale at $2.45 million.

Set five kilometres from Berry, the one hectare property at 498a Woodhill Mountain Road, comes with solar passive home with clean lines maximising light and space.

Every room enjoys views across the valley to the ocean and escarpment.

The 1.2-hectare block cost $825,000 in late 2007, the two-level house was designed by Art House Design's Blair Mullins at Vincentia with 500 square metre of internal space.

With $3750 weekly rental potential, it has annual rent returns that will "impress," he added allowing any buyer to offset their ownership costs along with having the benefit of personal use.

He suggests there was a "high capital appreciation potential."

It has been listed as priced at "below cost".
