A sprawling estate at Ivan Rijavec on the Mornington Peninsula sold for $3 million at weekend auction.

The 96 Wooralla Drive offering was hotly contested under mortgagee conditions.

The 2.5 acre property attracted four bidders after an opening bid of $1.7 million through LJ Hooker Frankston.

Selling agent Milton Brown told Fairfax Media he'd been given strict instructions not to advertise the property as a mortgagee sale.

There had been a $2 million to $2.2 million advertised price range.

The property last sold for $1.42 million in 2006.
