The expansive Wye River land holding amassed by renowned hospitality icon, Donlevy Fitzpatrick, is to be offered for sale by the mortgagee.

Fitzpatrick, who passed away in 2008, is best known for reviving St Kilda during the 1980s with the development of apartments, the cinema and The George Hotel. He pioneered to overturn Victoria’s liquor licensing laws and paved the way for the vibrant culture which Australia’s dining and bar scene now encompasses.

CBRE’s Scott Callow and Duncan McCulloch have been appointed to sell Fitzpatrick’s former estate.

The land has been on the market previously but is now being sold by the mortgagee in possession, with the expected sale price of $1,000,000 to $1,200,000.

Located on the Great Ocean Road, Wye River was devastated by the 2015 Jamieson Track fires.

The agents advise as residents return to the area, the township is seeing increased activity including the construction of new buildings and roads.

The Fitzpatrick land holding totals 187.5 hectares behind the township.

It can be accessed by Riversdale Drive which leads to a large cleared escarpment and offers views toward the Bass Strait. The site is densely covered with native vegetation, two watercourses, rocky outcrops and Otway timbers.

A second site access via Iluka Avenue overlooks the Great Ocean Road and previously had approval for subdivision into four residential lots.

Fitzpatrick had envisioned to convert the site into an eco-tourist destination.

Callow said the picturesque location and the versatility of the site would appeal to a range of prospective purchasers.

“The site is in an iconic location on the Great Ocean Road. It is only a 20-minute drive from the popular coastal town of Lorne and on route to Apollo Bay and the 12 Apostles,” he said

“It would suit a magnificent residential compound or alternatively, a tourist retreat and accommodation facility.”
