A house at Lake Wendouree, in Victoria's Ballarat has sold for $4.25 million to a local family.

It has been sold by Tony Douglass and Tim Valpied from Hockingstuart Ballarat. 

The residence at 412 Wendouree Parade is two storey, set on a 1,992 square metres lot. 

Built by Peter Jones, the price breaks the suburb’s previous record, set by the nearby 424 Wendouree Parade which fetched $3.73 million off-market deal in January last year.

The house sold in 2007 at a then record of $2.85 million.

The ground floor comes with formal and informal living spaces, kitchen with granite benchtops, home office, guest bedroom and cellar.

The upstairs comprises main bedroom suite with terrace overlooking Lake Wendouree, five further bedrooms, two marble bathrooms and powder room.

The outside features alfresco entertaining area, heated pool, swimming jets, and spa.

Other highlights include reverse cycle heating/cooling, Clipsal C-bus system, automated sprinkler systems and two double garages.

It's close to schools and only moments to the CBD.

The suburb's median house price sits at $687,500, according to CoreLogic.
