A TOORAK offering by the longtime Australian golf promoter Tony Roosenburg headlined the pricey suburb's weekend auction listings.

The knockdown 1970s Sargood Street home on 430 sq m (above), comes with plans by architect Rob Mills (below).

But the 5 Sargood Street offering was passed in at $4,010,000, with just the one bidder.

Kay & Burton agents Michael Gleeson and Nicole Gibson had a $4 million to $4.3 million price guidance, which ranked it below TOORAK's $4.6 million price house price.

Keener bidding could have seen the recent $11,000 per sqm land value record neared or bettered.

Meanwhile, there's whispers the Elsternwick-based Kogan founder Ruslan Kogan has paid a record TOORAK house price.

The reputed off market $38.8 million price doesn't make the cut as the Melbourne record as that was likely secured with the yet to settle $52.5 million sale by art dealer Rod Menzies for his mansion Stonington in Malvern.

Tony Roosenburg arrived as an immigrant from the Netherlands in 1981 and started with Tony Charlton in the golf industry.
