An avocado orchard on NSW's mid-North coast has been listed.

The property is located at lot 4 Perrett Lane in Fishermans Reach.

It comprises 246500 square metres.

It fronts onto the coastal entrance of the Macleay River.

It has roughly 5,900 productive avocado trees.

It also features a 276 million litre irrigation licence on title, with fully integrated irrigation and fertigation systems.

Macksville is 29 kilometres from the property, while Port Macquarie and Coffs Harbour are both an hour away by by car.

David Nolan, from Webster Nolan Real Estate, listed the property.
