Downsizers beat two other bidders to win the weekend auction offering of a factory conversion at Abbotsford.

The 1/50 Valiant St property sold for $1.525 million.

Jellis Craig Northcote auctioneer Sam Rigopoulos said the price was "well above" his vendor’s bottom line of about $1.25 million.

Formerly an electrical goods factory, the grandly proportioned residence offered zoned living spaces.

It was close to the Convent Arts precinct and close to Studley Park and transport.

With an expansive upper-level living/dining room with CBD and eastern views, the home comprised four bedrooms and 2 bathrooms (one with laundry).
