Melbourne developer Nick Corcoris has bought a 12.24-hectare site in officer.

The site, 54 kilometres from the centre of Melbourne, cost $20.25 million in an off-market deal with the local landowner, Fairfax Media reported.

Selling agents Red23 said it was the highest price paid – on a per hectare basis – in officer, a new housing hub where projects are being undertaken by the likes of Satterley Property Group.

Corcoris Group is developing Epping Views, a major project in the city's north.

Selling agent Paul Oliver from Red23 said the price paid for the Rix Road site reflected the lack of land supply in the market and also its proximity close to a train.

It's one of Melbourne's most expensive land markets with a median price of around $254,100 for a lot in the Shire of Cardinia.
