Billionaire property developer Bob Ell has relisted his Cremorne mansion building block.

Listed initially for $25 million, the property is spread over four titles which were bought for $16 million in 2008.

The first marketing campaign in early 2013 targeted Chinese nationals but agent Richard Simeon failed to secure any sale.

The north facing 4,397 square metre block with 2,739 square metre approved mansion on Middle Harbour, has been listed through CBRE agents Colin Griffin and Justin Brown for 18 July registration.

The Lodge Road offering comes with council-approved plans for a eight bedroom, eight bathroom home with a court, pools and parking for eight cars.

Ell and his wife, Bridget bought a $28 million Bellevue Hill home as their Sydney base.
