Billionaire Greg Goodman's thinning of his Woollahra property portfolio has spilled over to Paddington, where whispers are he has offloaded a three level Underwood Street investment.

The home that has been reinvented by Luigi Rosselli cost Goodman, who heads up the property powerhouse Goodman Group, $4.2 million in 2014 through Will Manning.

It last leased at a pricey $3,500 a week in 2015.

The Victorian home has four bedrooms and extensive outdoor entertainment areas that feature a heated swimming pool, outdoor kitchen and built-in barbecue.

Whispers are buying interest has been around the $6 million to $6.2 million region.
