Comedian Dave Hughes, who last year bought one of the overpriced The Block Elsternwick houses as an investment, has distanced himself from buying any from this year's series.

But he has been shown through the apartments that are now open for private inspection.

"I've said to them it's no its going to happen, but I've been through it," he said.

"I've tapped out," he said on Triple M Breakfast with Eddie Maguire, Luke Darcy and Will Anderson.

The listings went live late last month, two months before the finale on October 29.

The extended sales marketing suggesting the agents have a big ask ahead of them to find the required $2 million plus buyers.

Hughes reserved praise for the two penthouses.

"The two on top, the penthouses, are great," he said. 

"The two on top are definitely the best.

"The views back to the city of Melbourne, you can see over the Bay as well, are incredible."

He said there are still a lot of colourful characters down there on Fitzroy Street.

"The builder said that people turn up everyday just to hang out thinking it's going to be renovated and opened as the Gatwick again," Hughes jested.

Darcy suggested that it sounded like he's "trying to scare a few other perspective buyers away".

Hughes even suggested he had one of the real estate agents say the contestants could have designed it just how he wanted it.

"They said we can put in your order and we get one of the couples to build your flat."
