A five level waterfront at Church Point is set to be sold for the first time in nearly three decades.

The home at 196 McCarrs Creek Road last traded for $450,000 in 1989.

Spanning five levels, the home has four bedrooms, four bathroom, a private jetty and pontoon and an outdoor spa.

Knight Frank agent Deb Cullen and Richard Sholl are marketing the home.

Cullen said the property is expected to attract interest from high net worth individuals both within Australia and overseas.

“The contemporary retreat is privately situated in a desirable location with breath-taking water and national park views.

"The pinnacle of Northern Beaches living, it boasts six decks making it the ideal home for those that enjoy alfresco entertainment.

Richard Sholl said the property was the first of a small group of contemporary homes built on this particular stretch of McCarrs Creek Road.

“Since the house was built in 1999 Council regulations in the area have tightening significantly, with block coverage limit now 50% less.

"The council building line permitted this house to be constructed considerably closer to the water than older neighbouring buildings.

"This paved the way to provide expansive views, beautiful use of natural light and greater privacy.

"The house combines modern casual elegance, appropriate to waterfront living, along with the warmth and character of a comfortable home.

"It is an attractive proposition for prospective buyers as the home has a versatile floor plan that lends itself to separate accommodation and allows for extensions in the future.”
