Rockpool, the luxury custom-built timber home on Flinders' exclusive Spindrift Avenue, has hit the market.

The tightly held road with just 20 waterfront homes has recently seen one or two sales annually.

Last year an architect designed home fetched $6.4 million.

Rockpool is part of land that has been owned by the Mayes family since the 1960s.

They subdivided the land in 1993.

The 19a offering is set on a sloping 2040 square metre block with a path that leads down to the secluded Flinders Beach.

It was built with natural materials and timbers reflecting its coastal environments.

Rockpool was designed with ceiling lines arcing in a wave like formation, with porthole windows nautically framing the aspect of ocean and coastal forest and glass picture windows with ocean views.

The three bedroom home features an upper level glassed main bedroom suite which hovers in line with the outlook. It has a private living space, walk in wardrobe and ensuite.

Michael Parker and Paul Armstrong at RT Edgar Flinders has a $4.4 million to $4.6 million guide for its March 11 auction for the Cruise family.

A similar timber built home a few doors down fetched $4.06 million when it sold in 2016.
