Inglebar and Woolpress, two adjoining properties at Baddaginnie near Benalla, have been listed for sale.

The holdings adjacent to the Hume Freeway have been consolidated and farmed as a beef breeding and grazing enterprise by a Melbourne based owner since 1966.

They have been developed in terms of infrastructure and farming services, pasture development and water resources.

Ruralco Property agent Michael Everard says that the vendor acquired Inglebar almost 52 years ago and then bought the adjoining Woolpress holding having acquired as well a herd of Angus heifers carrying the impressive Landfall Angus bloodlines from Tasmania.

“Subsequently an Angus herd has been built up without the introduction of any outside bloodlines or breeder cows that today could be up to 350 cows.

“The owner often elects to run on a substantial number of steers so that he has the ability to meet market demands including a long association he has formed with a prominent feedlot.

“A recent shipment leaving the property for the feedlot amounted to 115 steers”.

The property is held in sixteen allotments and has excellent water resources with some twenty paddock dams.

There is a gravity feed stock trough system throughout the twenty three paddock subdivision operated as a pressurised system.

There are double frontages to the Woolpress and Folly Creeks.

An effective laneway layout traverses the holding affording all weather stock movement for access to the cattle yards and for heavy vehicles.

Significant investment has been made in pasture improvement with a regular fertilizer and lime regime and introduction of ryegrass and phalaris based pastures.

The vendor says that the current four hay sheds are fully stocked and he has already cut another 428 big bales off two paddocks in recent weeks that are now also under cover.

The significant installed infrastructure includes the hay storage facilities a fully operating set of steel and timber cattle yards plus a feed pad or weaner cattle yard area that is based on a sloping crushed rock surface with a 14 bale capacity feeder.

There is also a shearing shed and a set of sheep yards.

There are an additional two large enclosed machinery sheds plus fuel and pump sheds with all farm buildings having concrete floors and mains power connected and most capture rainwater into adjacent tank storages.

A family brick homestead located on the Woolpress portion has three double sized bedrooms with all services and facilities and has undergone an extensive renovation to open up all living and service spaces, to enable double glazed windows and doors to be added and has an area of 241 sqm, with a carport adding another 50 sqm.

The vendor affirms that the home provides very comfortable living inclusive of connected NBN, extensive domestic rainwater storage and it affords extensive exposure to local features including the distant Strathbogie Ranges.

Ruralco's Michael Everard says that the property has been ideally set up to meet the interests of the vendor who has combined a business career and extensive personal interests and regular travel with a lifetime interest in farming.

“There are good local contractors available to undertake all the seasonal on property tasks while a local farmer provides part time supervision and management services.

“The Inglebar-Woolpress farm combination is 200m kms from the City meaning the commute for a city based owner is two and a half hours all by the Hume Freeway.

“The buyer options here include full time hands on cattle breeding or sheep grazing, or strong appeal for a business person who wishes to have active input into the major farm enterprise decisions as well as enjoying all the pluses of rural living to suit.

“Whilst the Inglebar and Woolpress farms are uniquely set up there is still scope to further develop the productivity and for the purchaser to derive great personal satisfaction from implementing a new project

“Our vendor has indicated his willingness to consider a property exchange for ‘a large paddock on the Mornington Peninsula’ where he can teach his grandson the joys of cattle as well as horses” Everard says.
