The St Kilda apartment of Comedy Festival director Damien Hodgkinson and Damien Easton, of the Melbourne Brain Centre, has been listed.

The apartment in The George, a heritage-listed 1850s building on Fitzroy Street, comes with $1.2 million to $1.3 million price guidance.

The three-bedroom, two-bathroom apartment known as the old “War Room” was once home to Jet frontman Nic Cester.

Cester had paid $485,000 in 2004, just after Jet rose to national prominence. He sold for $900,000 in 2010.

It comes with original floorboards, soaring ceilings and five fireplaces.

There is secure parking for two.

Offers are due October 31. 

The buyer has the first right of refusal to purchase the adjoining one-bedroom apartment, originally the servants' quarters.

Commercial zoning enables the property to be utilised as a bespoke design studio or artist's sanctuary.

The George was built in 1857 for wealthy holidaymakers.

In the 1980s it was the epicentre of the punk scene before undergoing its transformation in the 90's under late local legend, the restauranteur-turned-developer Donlevy Fitzpatrick who oversaw the restoration of the building.
