Bondi's red-hot property market appears to be triggering an artistic exodus.

Filmmaker Stephan Elliott, one of Australia's leading film directors and screenwriters, has listed his Bondi Beach pad amid speculation he's set to travel overseas with his husband, Wil Bevolley.

The director, best-known for 1994 movie The Adventures of Priscilla, Queen of the Desert, paid $886,000 in 2011.

Set in a revived Art Deco block of six, the two bedroom apartment (above and below), is just 100 metres from the famous beach, though the Bondi FlickerFest judge is more likely indoors judging films.

In 2011 Stephan directed A Few Best Men, a wedding-gone-wrong comedy starring the likes of Rebel Wilson and Olivia Newton-John.

He has also directed a segment in Rio I Love You called I Think I'm In Love featuring Home and Away star Ryan Kwanten. The film is based on the true story of how Stephan met Wil during the publicity tour for Priscilla.

After one inspection Phillips Pantzer Donnelley listing agent Mary Cronin is already quoting more than the initial $1.3 million price guide.

The loss of artistic edge also sees the last of Bondi's links to singer-songwriter Missy Higgins.

Her artist sister has sold for $1.72 million at North Bondi, prior to its auction at around $220,000 over expectations through Raine & Horne agent Monique March.

Missy Higgins paid $636,000 in 2005, the year she won five ARIA's and an MTV Australia award.

She called it home for nearly 10 years before selling to her parents in 2015 who sold to Missy's sister, artist Nicola.
