Tassie led in lowest median rents in 2016: CoreLogic data

When it comes to affordability and lowest rents, there’s no beating Tassie.

Queenstown and Rosebery in Tasmania’s West Coast top the list of median rents in 2016 for both houses and units, according to property analysis firm CoreLogic.

While Queenstown had the lowest median rent of $140 per week for houses, Rosebery scored for units, again with a median rent of $140 pw, figures from CoreLogic’s Best of the Best 2016 show.

In fact, the West Coast appears in four places in the top 10 list of lowest median rents for houses.

Even though the median rents are the same for both Queenstown and Rosebery, the median price values are different. While in Queenstown, it is $90,008 for houses, in Rosebery the median is $76,846 for units, implying a higher rental yield in Rosebery.

Property Observer found some houses and units for rent in the two towns around the median prices.

1. A three-bedroom house at 25 Austin Street, Queenstown, Tas 7467 (above) is available for $140 pw, the same as the median price. 

2. Another three-bedroom house at 6 Hurst St Queenstown Tas 7467 (below) is out for renting at $135 pw.

 

3. In Rosebery, a two-bedroom unit at 2/4 Huon Court Rosebery Tas 7470 (below) is up for rent for $120 pw, well below the median price. 

Property Observer found only one unit with the applied filters around the median price.
