Billionaire Lindsay Fox has plans to replace his corporate offices on Melbourne's St Kilda Road with a prestige apartment tower.

It is the first residential project for the trucking magnate.

Fox has submitted plans for a 20-storey apartment tower on a prime site overlooking the nearby Fawkner Gardens.

The project will deliver 148 upmarket apartments across 32,000 square metres of space.

Fairfax Media say the development value of the project has been listed as $90 million.

The low-rise building at 493 St Kilda Road was bought in 2007.
