Top seven suburbs with the biggest price gap between top and bottom in ACT: Investar

Belconnen ranks amongst the ACT suburbs with the biggest gap between the top and bottom quarter sales, according to Investar.

It says that the difference between the bottom and top quarter is 149 percent with a gap difference of $127,000 when it comes to studio and one bedroom apartments.

Property Observer found examples at either end of the spectrum, ie at around $258,000 and at $385,000.

One was sold this January at 19b/9 Chandler Street (below) which was a studio apartment sold for $245,000.

Another one was sold in July at 149/41 Chandler Street (below) for $365,000.

There is also a big gap at Belconnen when it comes to two bedroom units. One was sold in August at 22/1 Buik Place (below)for $273,000.

Another one was sold in April at 333/80 Chandler Street (below) for $460,000.

Bonner takes the top spot with a gap difference of $347,000 which translates to 191 percent between $380,000 and $727,000 for four bedroom houses.

The list was produced using live on the market rental and sales listing data.

It identified listings with one or more keywords that would indicate an large gap between the top and bottom quarter based on the price during those time periods.

This data is designed to identify suburbs with the highest percentage of price difference based on the descriptions used by agents and vendors.
