Dr Phil Stricker's Darling Point property always had cautious auction expectations.

The three-bedroom penthouse last sold off the plan in the mini-boom of 2010 for a bullish $7.4 million, settling in mid-2011.

Its then purchase coincided with the sale of their Rose Bay home for $13 million.
