Australian cricket captain Michael Clarke has listed his Lilli Pilli house as Sydney's property market records a resurgent August auction clearance rate.

But the $2.7 million plus price guidance for the 30 August McGrath auction is less than his 2006 purchase price.

Clarke paid $2.87 million in 2006 and has renovated it since.

Back in 2009 Clarke thought of quitting the Sutherland Shire but failed to achieve his then $3.4 million hopes.

This time there are $2.7 million plus expectations for the contemporary five-bedroom, four-bathroom split-level house that comes with pool, spa and boatshed on its 1670 square metre bushland riverfront block.

The auction price will be above the purchase price if it follows the recent Sydney trend of an average 11% difference above the pre-auction indication across Sydney auctions.

Earlier this year Clarke and wife, Kyly spent $8.3 million in Vaucluse.
