It's unusual that ACT properties get a 'look-in', however this New South Wales home, called 'Ouverture' is just 20 minutes from Canberra and newly listed.

The four-bedroom, five-bathroom homestead includes dressage and show-jumping arenas with SOLITEX surface, as well as stables for nine horses, a tack-up area and a tack-room with shower, toilet and five adjoining day yards.

At 57 Vaughan Drive, Sutton and owned by the Stone family, RP Data records note that the property was built in 2011, with the property having been purchased in 2009 for $800,000. With an $845,000 median in the area, and a minimal number of sales, we could see the median price see a substantial uplift if this sale does well.

Sutton has a population of less than 200.

The property's name is French (the English being 'Overture') as is much to do with music and poetry, and the concept of 'introducing' a concept.

On 244 Bidges Road, Sutton is a 38.55 acre block with a three-bedroom cottage asking for $1,600,000 with subdivision potential.

Slightly more comparable, perhaps, is 2 Darmody Place, Sutton, which has a buyer guide over $1,090,000 on 40 acres, however with little mention of equine pursuits.  It has an impressive four-bedroom, three-bathroom home.
