Tightly held for 35 years, Mosman home secures $6 million plus profit: RP Data

A five-bedroom waterfront home put to the market for the first time in 35 years is this week’s most expensive sale, selling for $6.45 million, according to RP Data.

The property on Iluka Road last traded in 1977 for $167,500 an annual appreciation rate of 10.4%.

Situated on 795 square metres, the lower level as been updated with a self contained retreat featuring a caesarstone kitchen.

The property, listed with a $6 million plus price guide, was advertised as needing some refurbishment, or alternatively, the buyer could build their dream home.

The home sold at auction on November 23 through Sally Osborne of Belle Property Mosman.

The median house price in Mosman is $2.2 million, a 4.3% decline in the past five years, according to RP Data.
