Annandale cottage with DA approved plans to go under the hammer

A terrace on Nelson Street in Annadale is scheduled to go under the hammer this Saturday with a $900,000 plus price guide.

Much of the original home has been demolished but the 184-square-metre site is DA approved for a three- or four-bedroom home over three levels.

The plans include the retention of the front façade, an internal courtyard, two bathrooms and a roof terrace.

The plans are valued at $480,000.

The Nelson Street site has a four-metre fall from Nelson Street to Nelson lane, and like neighbouring properties, the plans would take advantage of the site characteristics and incorporate multiple levels at the rear.

The property last traded in 2004 for $503,000.

Simon Pilcher of Pilcher Residential says the property was last occupied 12 months ago.

Pilcher says the property has received interest from both owner-occupiers and developers.

It was listed back in June as a normal sale with a price guide of $1.01 million plus, before switching to auction this month.

The property is listed with Simon Pilcher and Hugh McGlone of Pilcher residential.

The median house price in Annandale is $953,000, a 21.4% change in the past year, according to RP Data.
