Property Tycoon is back for another big year of auction tipping.

There's now a website, www.propertytycoon.com.au, where punters can guess five auction results in Melbourne and Sydney, with no outlay. It's mostly about testing your market knowledge with a small cash prize as a sweetener. This season Property Observer readers have their own competition, which you can access here. The winner of the overall competition will win $1,000.

This weekend, a couple of period gems will go under the hammer, and their agents say you will need deep pockets to add them to your portfolio.

Jellis Craig agent Clayton Smith says many people have fallen in love with 10 Erin Street, Richmond (pictured below). However, the $2.5 million-plus price tag is a barrier.

This grand Victorian residence on an elevated site is one of Richmond Hill's most illustrious homes. This prime location ensures a great lifestyle and is close to Bridge Road, fine local parks and gardens, the MCG and Melbourne's sporting and arts precincts.

The current owner bought the property in 2004 when they paid $2.37 million. McGrath agent Ben Collier has indicated the property will sell in excess of $3 million this time around.
