The residence 1, at 284 Dorcas Street, South Melbourne fetched $1.505 million at weekend auction.

Marshall White Albert Park agent Kaine Lanyon said two downsizers competed for the three-bedroom townhouse.

The sale price was over its $1.28 million reserve.

The residence is one of 28 in a striking former 1880s primary school that closed in 1996.
