A luxury South Coast bed and breakfast, with the award-winning AirBnb cottage Chevvy's Rest, has sold for $3 million.

The Berry acreage, made up of three buildings, has been transformed since its time as a dairy farm.

There had been $3.2 million hopes.

The selling agent was Carrie Bond from South Coast Prestige Properties.

The local paper reported the property had been a "labour of love" for owners Peter Holcombe and Mandy Ling over the last 11 years.

The main brick residence on the 1.2 hectare Kangaroo Valley Road parcel is the hosted Berry B&B accomodation, with five bedrooms and five bathrooms.

It last sold at $890,000 in 2009.

The two lounge areas with rustic wood features, fireside lounges and a modern country kitchen has large bay windows which overlook the surrounding gardens which include a solar heated mineral infinity edge swimming pool.

Chevvy's Rest is the newly built, self-contained two bedroom country cottage which is operated as a SuperHost AirBnb.

Constructed to be in keeping with the rustic main homestead, Chevvy's Rest won an award for Excellence in Regional Building MBA in 2017.

The kitchens stable door opens to a front veranda and lawn for alfresco dining in a private garden.

At the bottom of the garden overlooking the creek is a renovated former potters studio, set nearby the solar heated infinity edge pool.
