Woolgars Nest, a Mary Valley grazing property has sold under the auctioneer's gavel for $3.4 million.

The brand new home built in 2018 sits on a 162 hectare plot.

It is comprised of three bedrooms, two bathrooms, a two car garage and is 20 minutes from Gympie.

Jez McNamara and Jason Mattiazzi of Ray White Rural Queensland successfully marketed the listing.

Featuring multiple sheds, the property is sown to improved pastures which include Rhodes, Chicory, Lucerne, Plantain, Medic, Burgundy Bean, Millet, Lablab, Red and White Clover, Vetch and Legumes.

The holding is host to fertile scrub soils with sandy loam creek flats, 77 cell grazing paddock all with access to water troughs and laneways to yards, established cattle yards in excellent condition with a loading ramp.

It also has a 7 hectare irrigation licence from Pie Creek and is fully fenced with barb and electric fencing all in excellent condition.

The agents said it was a great sale given the current market and tight environmental conditions.
