Australia’s highest rental yields found in Blackwater, Queensland

Blackwater, a country town in the Central Highlands region of Queensland, took out the top spot in the latest CoreLogic Top 100 rental performance analysis.

CoreLogic's data to July found that the typical house in the town has a rental yield of 11.7%, and a median value of $122,165.

The CoreLogic Top Rental Performers Report lists 100 suburbs where houses or units have an estimated gross rental yield of 5% or more per annum.

Median house values in the report ranged from $89,483 to $521,597, with units ranged between $133,205 and $395,577.

A three bedroom home at 14 Bean Street, Blackwater (below) recently sold for $125,000 and is seeking tenants at $300 a week which would reflect a yield of 12.5%.

Another three bedroom home at 29 Boronia Street, Blackwater recently secured a yield of more than 12%. The home, sold for $83,000, found tenants after asking $200 a week.

According to CoreLogic research analyst Cameron Kusher, the areas to make the grade as the 'best for rents' demonstrated solid rental yields, consistent rental growth and vacancy rates of less than 3%.

CoreLogic's report includes 63 suburbs where houses represent good rental opportunities and 37 suburbs where units offer the highest yields, while also demonstrating positive rental growth.
