Leased 66 hectare former dairy farm in Bayles, Victoria listed

A Bayles landholding 10 minutes from the centres of Pakenham and Kooweerup has been listed for sale.

Set on 66.77 hectares over four titles, the property at 980 Main Drain Road has about 620 metres frontage to the Bunyip River along Main Drain Road. 

The sale price is negotiable around $2.9 million, accord to the marketing material.

The property features the coveted black peat loam soils for which this district is revered, especially by asparagus and more recently strawberry and other crop enterprises.

Historically, the property has operated as an organic dairy farm but it has since changed hands.

The property is under a negotiable lease currently with another dairy farmer as a dry herd turnout block. 

It is subdivided into 25 paddocks with established tree breaks along the fence lines. 

Selling agent Ray Cullen from Rodwells Ruralco Property says that with its very clean pastures and a large water trough in every paddock there is significant grazing potential.

“The current grazing lease could be continued by negotiation if the purchaser requires, while there is also rental of $400 per week from the tenant occupying the original three bedroom brick veneer homestead on the property,” said Cullen. 

“Combined these two leases provide a worthwhile holding income and could be continued while future development or new use plans are formulated.”

Cullen said that in addition to the home there is quite a bit of useful infrastructure that is related to its earlier dairy farm use. 

These include two haysheds, a lockup machinery shed, a set of cattle yards and the now disused original dairy building. 

The property has a three-phase power supply with irrigation plant plus a current 20 megalitre water license to pump from the Bunyip River.
