Dalhousie, a 46.5 hectare (or 115 acre) rural lifestyle property at Nagambie, is for sale through agents Pat Rice & Hawkins.

Offers on 1878 Northwood Road are due June 26 with expectations over $2.8 million.

Dalhousie has been listed by the daughters of the late Marie Tehan, who passed away in 2004.

Tehan served terms in both houses of the Victorian Parliament holding appointments as both Minister for Health and later Conservation in the Kennett Liberal Government.

The property was originally purchased by Tehan in 1995 and the homestead was built from 1997.

It is architecturally designed and positioned to take advantage of the prime 500 metre frontage to the Goulburn River.

Its adjoining holding is the expansive improvements of Swettenham Stud, owned by Adam Sangster and developed under his ownership as one of Victoria’s top line thoroughbred stallion farms.

Just north along the Northwood Road is the recently revived Mitchelton Winery and Hotel owned by the prominent Ryan family, while only a little further on is the historic Tabilk winery and vineyards of the Purbrick family.

The Dalhousie homestead with its five bedrooms, extensive living and services area, quality kitchen, a study, plus a three car garage is surrounded by an extensive garden and lawned area than runs down to the river.

These assets have been the site of many Tehan family events, including milestone birthday celebrations and weddings while the adjoining district landmarks can also be reached by boat.

The property holds a two megalitre Stock and Domestic water right from the Goulburn, plus an extra irrigation licence.

This has been used to provide stock watering troughs spread around the acreage where cattle have been grazed.

There is excellent paddock fencing plus a good set of steel cattle yards.

The home is set in a secluded position on the river frontage with a long driveway through the farm.

The homestead, originally designed by architect Chris Petty, was sited to capture the northern exposure over the Goulburn River.

Childs says that Dalhousie is the type of rural lifestyle property with commercial potential that comes to the market rarely and usually after long periods in family ownership.

“The Tehan family has a long multi-generational involvement in agriculture in north central Victoria and were renowned for their ability to acquire and hold prime country," Childs said.

“The late Marie Tehan secured the Dalhousie land as a prime district holding with one of the best direct Goulburn River exposures along its length.

“The homestead was built to capture this special location.

“Northwood Road which extends only twenty minutes beyond the Hume Freeway interchange at Seymour forms the golden mile of the Mitchell Shire thoroughbred industry.

“Not only is Swettenham next door but just down the road is the acclaimed Godolphin stud property and several other breeding landmarks are in the immediate area.

“For a family domain or a businessman’s retreat the offer of Dalhousie for sale by Expressions of Interest is a compelling opportunity for action.”
