The construction project will involve:

• Building 10 buildings, including:

  • 1,150 apartments with a total area of 97,910sq m
  • 44 serviced apartments with an area of 3,740sq m
  • 150 hotel rooms with an area of 6,000sq m
  • Up to 1,000sq m of commercial space
  • A registered club with an area of 9,300sq m

• Dividing the site into 3 precincts:

  • A club-hotel precinct
  • A western residential precinct
  • An eastern residential precinct

• Allowing different building heights for each precinct:

  • Club-hotel precinct: up to 37m in height, including 2m allowances for lift overruns and plant rooms on the roof of towers
  • Western residential precinct: up to 62m in height, including 2m allowances for lift overruns and plant rooms on the roof of towers
  • Eastern residential precinct: up to 77m in height, including 2m allowances for lift overruns and plant rooms on the roof of towers

• Providing a boulevard to connect the site to the city center over a new pedestrian footbridge, with the boulevard running through the center of the site and providing access to Hillier Oval and the Whitlam Leisure Centre.
