Sunbury
Know this:
- Sunbury township was first settled in 1836 and was a major town en route from Melbourne to Bendigo.
- The town has developed consistently over the decades however the pace has kicked up a gear recently with new master planned communities set to be built.
- Popular with aviation workers, Sunbury is a short drive via Bulla to Melbourne Airport and has excellent transport links to the city and beyond.
Planning for Sunbury
The new land releases around Sunbury are governed by two different Precinct Structure Plans (PSPs) - Sunbury South PSP and the Lancefield Road PSP.
PSPs govern how vacant land will transform into greenfields estates - roads, streets, houses, parkland - and they define where the new services like schools, sports fields, retail and health infrastructure will be delivered over time.
In the Lancefield Road PSP, a future town centre is envisioned adjacent to a new station north of Raes Road. Likewise, two new public primary schools, a public secondary school and several conservation areas are mooted in the PSP.
Sunbury House and Land packages
New home buyers benefit from extensive existing community services in the town as well as the many pieces of infrastructure that are already present. Namely the excellent road and rail access to the Melbourne CBD, Macedon Ranges, Castlemaine and Bendigo beyond.
Among the litany of land releases that are dubbed Sunbury’s newest community, Everley sits adjacent to Jacksons Creek and Kingsfield Estate by Moreman Property Group is located further north.

A look to the future
The Victorian Government is undertaking several major infrastructure projects in the area that will enhance the liveability for Sunbury residents.
During 2021 and 2022 in the lead up to the opening of the Melbourne Metro project, the Sunbury Line Upgrade will see an overhaul to railway infrastructure to allow the new High-Capacity Metro Trains operate.
The Sunbury community will also benefit directly from the Melbourne Airport Rail Link project which is set to be delivered by 2030. Sunbury line trains will meet Melbourne Airport Rail Link trains at Sunshine and the expected journey time - including a change of trains at Sunshine - will be approximately 35 minutes.
As part of the Sunbury Line Upgrade, the Sunbury town centre will see dramatic improvements to road congestion when the Gap Road/Station Street level crossing is removed.
